Rental prices for rooms stabilize in the Amsterdam region, but continue to rise outside the Randstad

Calm in the room market in Amsterdam and Haarlem

Amsterdam and Haarlem showed no change in rental prices compared to a year earlier. This may indicate a flattening of previous price increases and offers cautious hope for stabilization. In other parts of the Randstad, rental prices rose, such as in Delft (+9.8%), The Hague (+7.1%), Rotterdam (+7.1%), and Utrecht (+6.7%).

'The price stabilization for student rooms in Amsterdam and Haarlem offers hope for the rest of the country. This could be an early signal of a broader stabilization of the rental market for students,' says Jim Bijwaard, COO of Kamernet. 'However, we still see that prices in other regions are rising, which poses a challenge for students to afford them. The goal is to achieve national price stabilization for student rooms. To achieve this, the housing supply in every student city must increase. Kamernet remains committed to connecting students with accessible and affordable housing options.'

Value for money: square meter prices are falling

Surprisingly, total rental prices have remained the same or even increased, while the price per square meter has decreased in some cities. This is the case for Haarlem (-7.6%), Rotterdam (-3.2%), and Utrecht (-0.3%). This may indicate that students in these cities received relatively more living space per euro in the fourth quarter of 2025.

Regional shifts: price increases move outside the Randstad

As rental prices in the Amsterdam region stabilize, the strongest increases have shifted to regional student cities. Leeuwarden leads with an increase of 19.1% year-on-year, followed by Leiden (+17%) and Maastricht (+14.1%). Rental prices have also increased in Zwolle (+13.5%) and Groningen (+13.3%). In these cities, students pay between €500 per month in Leeuwarden and €655 in Leiden for a room.

At the same time, cities like Enschede (€395) and Ede (€445) remain relatively affordable, despite price increases of 5.9% and 5.2%, respectively. In these cities, rental prices for student rooms are still clearly lower than in the Randstad.

For clarification: the 2025 National Student Housing Monitor from Kences shows that about 50% of students living independently rent a room or studio from a private landlord. As a rental platform offering rental properties from private providers, Kamernet represents this housing segment. The remaining students live 35% in rooms from housing corporations, usually at lower prices, and with other informal providers.
