European rental market for students cools down: Dutch prices vary

In Rotterdam, the average rental price for a furnished student room increased by 6.3% year-on-year, the strongest increase of all the European cities studied. The average rent thus amounted to €850, compared to €800 a year earlier. In Amsterdam, rental prices remained largely stable. The average room rent was €990 and decreased slightly compared to the previous quarter (-2.3%). Amsterdam remains the most expensive place to rent a student room among the cities studied.

From Amsterdam to Athens: rental prices for student rooms vary

The Netherlands is, among the 11 European countries in the report, the most expensive country for student rooms. Amsterdam and Rotterdam top the list, followed by Munich (€808). Paris is also among the most expensive cities with an average rental price of €800 per month. At the bottom of the list are cities like Budapest and Athens, where students pay €370 and €400 per month, respectively.

Although Germany is among the most expensive rental markets in Europe, several cities there showed the strongest declines in rental prices for student rooms. In Hamburg, the average room rent decreased by 11.2%, followed by Berlin (-9.6%) and Stuttgart (-9.4%). Düsseldorf was an exception and was the only German city with a year-on-year price increase (+5.7%), making it the second strongest riser after Rotterdam.

'The figures show a cautiously positive shift in the European rental market for students at the beginning of the new year,' says Antonio Intini, CEO of HousingAnywhere. 'While we see stabilizing trends in markets like Germany and Italy, other countries like the Netherlands and Spain still need to catch up. In 2026, there should come a moment when the housing market takes a step forward by increasing supply and expanding the number of student-friendly housing options. More choice will ultimately lead to more accessible prices.'

Rental prices for apartments and studios decrease, large differences per city

The average rental prices for apartments (-1.3%) and studios (-4.4%) decreased year-on-year in Europe. However, behind these averages lie significant differences between cities. Amsterdam (+2.2%), Rome (-0.5%), and Paris (+4%) are among the most expensive cities for apartments. The average monthly rental prices for furnished apartments are €2,300, €1,990, and €1,908, respectively. At the same time, the price developments year-on-year varied greatly: in Turin, rents increased the most (+21.2%), while Frankfurt am Main recorded the largest decline (-16.2%).

There were also significant year-on-year differences for studios. Due to limited supply, rental prices for studios fluctuate more than for other types of housing. In Rotterdam, rental prices increased the most (+19.0%), followed by Cologne (+11.9%) and Valencia (+11.0%). In contrast, there were significant declines in Hamburg (-21.7%), Frankfurt am Main (-13.3%), and Rome (-9.1%).
